Tips for realtors to Successfully Market and Sell Homes

Realtors only make money when homes sell, not when they sit on the market. This is why it is important to connect with sellers and identify the best way to promote a particular home. It is also important to know what your buyers are after. When a home hits the market they would be interested in, reach out to them. Realtors can reduce the amount of time a property is on the market by promoting it well.

When a property sits too long, potential buyers worry there is something wrong with it! Why didn’t someone else buy it already? You only have a small window of time to generate an interest from a potential buyer. If they don’t perceive the home as one, they would love to invest in, they will move on to the next listing. These tips can help you capture their attention.

Create a network of other agents, potential buyers, sellers, and more to help you stay connected. When you are seen as the “go to” person for real estate in your area, it influences your level of sales. Consumers want to work with a seasoned real estate agent they can trust to help them buy or sell their homes.

Stage the Home

While the goal is to get a home on the market swiftly, don’t rush into it when the home isn’t ready. Work with the seller to stage the home so it is attractive. Encourage them to remove personal items and remove some of the furnishings. This gives potential buyers the opportunity to see themselves in this home. If there is too much personal stuff, they will view it as the home of someone else. If it is cluttered, they will get the impression it is too small.

Photos and Videos

Take plenty of pictures and videos of the home when it is ready to list. Potential buyers will review them and if they like what they see, schedule a time to see the place in person. The more they have to work with, the easier it is for them to make a decision. Include pictures of the outside of the home, the yard, the kitchen, and even the storage space. The use of 3-D floor plans can help them see the overall layout of the home too.

Accent the Key Points

Focus on any key points the home offers that will encourage people to buy it. For example, if the home has solar energy panels, that saves consumers money on electricity. It helps the environment too and that can encourage people to take a closer look at that home. If it offers perks such as an enclosed porch or a fireplace, those can be amenities some buyers are looking for.
Listing homes in magazines is a wise investment. You can gain the interest of potential buyers from locations around the world when you go this route. It does cost more, but it will help you sell more homes in less time too.

Priced to Sell

Competitive prices are important when it comes to marketing and selling homes. If the price is too high, it will prevent many people from looking at it. They often get pre-approved and only shop for homes within their price range based on that approval amount. If the home is priced too low, it can make people worry there is something wrong with it.

Advertise the Open House

An open house is a great way to get plenty of people to view the home on a given day! Advertise the event in advance with fliers and on social media. Send emails to those on your mailing list to get the best turnout. Don’t overlook advertising listings and open houses in your local newspapers. The ads generate lots of interest and they are inexpensive.
